What Is TPO Roofing?

TPO is a type of single-ply membrane roofing material. It’s commonly used for industrial and commercial roofing applications; manufacturers’ warranties typically don’t apply for residential applications. TPO is usually applied on buildings with flat roofs.

The National Roofing Contractors Association (NRCA) classifies single-ply roofing products into two categories: thermoset membranes and thermoplastic membranes. TPO is a thermoplastic membrane.

TPO stands for thermoplastic polyolefin, which is a single-ply roofing membrane made of rubber or other synthetic materials. A fabric scrim is included to add strength and stability. It’s been on the market since the early ‘90s and was introduced as a more efficient and cost-effective option than PVC roofing. It’s typically bright white but can also be other colors, such as tan or gray.

Ethylene propylene diene terpolymer, or EPDM, is another common single-ply commercial roofing option. EPDM roofs are usually black.

TPO Installation

TPO roofing is installed as a single, continuous membrane, typically on flat roofs for industrial or commercial buildings. It’s manufactured in Manufactured in 10, 12 or 20-foot widths. It comes in rolls that are unrolled across the roof.

The roof deck should be clean and in good repair before application. TPO sheets can be fastened directly to the decking material with fasteners or adhesive. It can also be applied to insulation. Heat welding is used to seal seams and flashing around chimneys and vents.

Benefits of TPO Roofing Systems

TPO offers energy efficiency and hot-air weldable seams like PVC roofing with a lower price point than EPDM or other rolled rubber roofing materials.

Color Choice
Today’s technology allows TPO roofing to provide energy savings with heat reflectiveness in colors other than bright white. Gray and tan are commonly used, but all TPO roofing colors are now UV-resistant and “cool” in terms of thermal regulation.

Low Maintenance & Durable
Maintenance time and costs are important to consider when purchasing a commercial roofing system. TPO is hail resistant, waterproof and resists mold, mildew, algae and corrosion so there’s no need for pressure washing. It’s also warranted for ponding water conditions.

Easy to Install
TPO is fabricated is lightweight and fabricated in wide sheets so there are fewer seams. This makes it faster and easier to install than many other roofing options, which helps save money on installation costs.

Energy Efficient
A TPO roof can help reduce your facility’s carbon footprint and save on cooling costs. White TPO exceeds EPA ENERGY STAR requirements and is listed with the Cool Roof Rating Council, along with gray and tan TPO. Its heat reflectiveness keeps buildings cooler in the summer, so air conditioning costs are lower.

Fire Resistant
TPO membranes manufactured with fire retardant chemicals can receive Underwriters Laboratories (UL) Class A fire resistance.

Insulating Options
Customers can choose the best insulation for their facility with a TPO roof. Expanded Polystyrene (EPS), Polyisocyanurate (Polyiso) and Extruded Poystyrene (XPS) are commonly used with TPO because of their high R-value ratings.

Single-ply membrane roofing, including TPO, can usually be expected to last 10-20 years with proper installation and maintenance. In the approximately 30 years since it was introduced, many TPO manufacturers have made changes to their compounds that make it difficult to predict an exact lifespan for this roofing material.

Selecting a high-quality product and having it installed by an experienced, reputable company will help a TPO roof last as long as possible. Keep in mind, a thicker material isn’t necessarily more durable, so it’s important to choose roofing from a reputable manufacturer.
